Russel and Buckingham master thatchers have stated that the thatch is in a good state of repair and will provide written confirmation.

Entering the cottage by the large wooden front door you are welcomed into an original stone floored hallway with an impressive bespoke wooden staircase to the right.

The kitchen and laundry room feature quarry-stone tiles with a hallway leading to a large downstairs bathroom. Further along the hallway is Bedroom 4, which includes an ensuite bathroom, including a shower.

The dining room features original stone flooring and brick fireplace. The ceiling in both the dining room and living room are constructed of traditional lath and plaster and are approximately 6ft, so are low by today's standards. It would be possible to expose the original ceiling rafters, which would be a lovely additional feature in these rooms and provide an additional six inches of headroom.

The living room has a lovely wooden parquet floor and has an original wood beam running down the middle of the ceiling leading to a large brick fireplace which has a HETAS installed wood burning stove, recently fitted with new insulated chimney flue.

To the first floor, standing on the charming wooden landing, there are a further three bedrooms, Bedroom 1 (to the right) and Bedroom 3 (to left) both feature sinks in the rooms. Bedroom 3 is in the center. All bedrooms upstairs feature original exposed beam work.

The property benefits from being set back from the road, offering privacy and peace and quiet, with gardens wrapping all around it, these include a vegetable garden, rose garden and then a large south facing garden laid to lawn.

There is a hardstanding along one side of the cottage, where currently a woodshed and detached greenhouse stand. Bicester has two railway stations, Bicester North offers a commuter service to London Marylebone in around 45 minutes, and to Birmingham in one hour. The M40 is within easy reach at junction nine or ten and offers easy access to London, Oxford and Birmingham.
