The Property

The former Victorian School offers characterful accommodation which is deceptively spacious, and arranged over two floors with period features throughout. The majority of the rooms enjoy a dual aspect with particular features being the large triple aspect sitting room, and the bright and airy first floor study. The current owners purchased in 1999 and have carried out extensive refurbishment in recent years.

The Accommodation

A lovely old wide door opens into an entrance porch with flagged floor and a half glazed door leading to the hall. This has a wood floor, staircase off with a cupboard under and a cloakroom on the right. The large triple aspect sitting room has a fireplace fitted with a log burning stove, and double doors into the rear garden. Double doors from the hall lead to the dual aspect dining room which has an original pitch pine floor and corner fireplace. Beyond is the kitchen, featuring bespoke oak units and granite work surfaces. There is a Smeg electric oven and hob with an extractor over, an integrated fridge and a dishwasher. A stable door leads into the garden and a further door leads to the adjacent utility room. This houses the oil boiler and has space for a washing machine and tumble drier, again with a stable door. On the first floor there is a landing with a large window to rear. The main bedroom has a large arched window to the gable end and a Velux roof light. There is a built-in wardrobe and cupboard, plus an en suite shower with borrowed light from the landing. The other side of landing is a good sized study area with exposed trusses, the airing cupboard and two large Velux roof lights. The bathroom has a shower over the bath. Bedroom two again has an arched window and a Velux roof light, plus a wardrobe and shelved cupboard. Bedroom three has Velux roof light to the front.

Pedestrian and vehicular gates lead from the road to a gravelled off-road parking area for up to four cars. There are mature trees and brick edged shrub borders plus a log store. There is gated access both sides of the house to the part walled and enclosed rear garden, which has a large pergola and extensive paving. There are well stocked brick edged flower and shrub borders and through the archway is a garden shed and the oil tank.

Mains water, electricity and drainage are connected. The oil boiler is in the utility room. Council Tax Band E - £2,425.64 payable for 2022/23. EPC rating E - 46.
